Important Questions

Who is responsible for purchasing the policy?

Either the property owner or the general contractor can purchase the policy, but it is standard practice for both parties to be named as "Additional Insureds." This ensures that regardless of who holds the policy, everyone with a financial interest in the project is protected if a loss occurs.

What does it actually cover besides the "walls"?

A comprehensive policy covers:

The Structure: Foundations, framing, and finishes.

Materials: Lumber, HVAC units, and flooring waiting to be installed.

Labor & Soft Costs: Some policies cover the "soft costs" resulting from a delay, such as additional interest on loans, real estate taxes, and architectural fees.

When does Builder's Risk coverage end?

This is a critical "gotcha" in the industry. Coverage typically ends when the project is "substantially complete," when the building is occupied, or when the policy term expires. You must transition to a standard Homeowners or Commercial Property policy immediately upon completion to avoid a gap in coverage.

Does it cover my tools and the contractor's equipment?

Standard Builder’s Risk usually covers the materials that will become a permanent part of the building. It typically does not cover a contractor's tools, scaffolding, or heavy machinery. For those items, you need a separate Inland Marine (Tool & Equipment Floater) policy.

Does it cover "Acts of God" like floods or earthquakes?

Most basic Builder’s Risk policies exclude earthquakes and floods. Given seismic activity and the flash flood risks, you should almost always ask for these coverages to be added as "endorsements" to ensure your project isn't left vulnerable to the region's most common natural threats.
